Özet:

Forests were used only for the production of wood raw materials in the past, and in the following years, their services other than wood raw materials (non-wood forest products) also increase considerably. Particularly due to the increase in the demand for recreational use of forests, the interest of communities in nature tourism has also increased. This situation provides a new source of income to the forestry sector under the name of ecotourism. The recreational importance of these areas, which are within the conservation areas, have been increasing. Contingent Valuation Method, Travel-Cost Method and Hedonic Price methods are used to reveal the economic values of these areas. Hedonic pricing method enables the organizations to follow a process that will compile the environmental quality level in economic terms, and it becomes more prominent than other methods since it allows to create an urban quality life index connected to public places, especially in the recreation areas. Therefore, it is very useful to use hedonic pricing method when it is desired to estimate the total economic value of protected areas. In this study, a literature review was made about estimation of the economic value of protected areas in the world and Turkey. Hedonic pricing variables used in the process were discussed. As a result of the study, the hedonic price function (HPF) related to the lake views of the organiztions operating in Uzungöl Nature Park has been derived. This HPF is statistically significant at the 95% level and reflects 84% of the room prices. In addition, the average room price of the hotels in Uzungöl Nature Park is 1175.86 TL, and the lake view value is 820.30 TL per room. On the other hand, by examining other methods with the hedonic price method, suggestions for economic valuation studies which enable to measure both the usage and non-use benefits of protected areas were made.
